Lack of Seven Types of Per Capita in the Hearth of the Capital’s Economy
Director of Studies and Regional Planning Affairs of Tehran Urban Planning and Research Center announced the completion of the projects “Improvement of the quality of urban space planning in district 11” as well as “Percentage of current per capita and the proposal of the desirable per capita of district 12”.
According to Public Relations Department of the Research Center, Mojtaba Bayat, referred to the agenda of management studies and planning of areas to help solve urban problems through application-oriented research and said “Due to completion of project studies related to districts 11 and 12, it is hoped that the outcomes of this research contribute to the accurate recognition of the way forward for executive managers.”
With respect to the importance of the study project “Improvement of the quality of urban space planning in district 11”, he added “Since district 11 is part of the old texture of Tehran, it has passages and places of interest such as the city park, fruit and vegetable market, Vahdat-e- Eslami Square, police station and Razi Hospital. In addition, the proximity of this area to residential areas and old neighborhoods such as Sangolaj has caused the identification, development and organization of these spaces with the aim of promoting social interactions and living quality of the residents as priority.”
The Director of Studies and Regional Planning Affairs stated that the identification of urban space planning, and preparation of policies that will allow for the organization of current and future stages are among the results of this project.
He referred to the project “Percentage of current per capita and the proposal of the desirable per capita of district 12 of Tehran Municipality” and pointed out that “Per capita and land use standards are a part of the land use planning system. In this sense, providing essential per capita services is of particular importance, since the levels of these services are based on the provision of basic activities and needs of residents.”
Bayat maintained, “The study and understanding of the spatial needs of the region and its proper allocation in the form of a comprehensive plan of district 12 per capita can greatly help in improving the conditions and increase the quality of living in this region.”
Bayat commented on the project outputs and stated “Despite the fact that district 12 is the historic center of Tehran and plays a central role in the economic heart of the capital, it has many deficits in educational, medical, cultural, sport, religious, residential, urban facilities and green space. However, given the severe shortage of land in the region, it is necessary to think about alternatives, including the use of heights and integrated view of urban areas.”
